FREQUENTLY ASKED QUESTIONS (FAQ'S)
Do you just do the consulting, or do you provide other services?
I provide most services involved in staging or restyling. Interior spaces as well as outdoor spaces. These services include, but are not necessarily limited to painting, carpet cleaning, organizing, light carpentry, small landscaping projects.
Why are your prices lower than other stagers we have found?
I am able to keep my prices low because I do little advertising. Most of my work is done through referrals. Also, I have no employees, I work out of my home, so overhead is low. I pass this savings on to my customers by keeping my prices in line with their budgets. Give me your budget, and I'll come up with a plan that will work for you.
If we want to update to hardwoods floors or open up a wall, do you do this service?
No. I do not do heavy construction, but I have many good references to get you to contractors who can. Search our section entitled "Businesses we use" on the HOME page.
Can homeowners help with the staging?
Absolutely! Since budgets are tight these days, you can save time and money by joining me in staging your home. You might learn some new tips and tricks to help you in your new home too. Homeowners want to have "painting parties"? I am happy to help set one up for them.
Do you work with homeowners, realtors, or both?
I work with both homeowners and realtors. When staging, I work with homeowners to stage thier FSBO homes or their homes they have listed with agents. I also work with realtors to help their clients sell their home. A home restyle is done with the homeowner. Many restyles are done as gifts, anniversary, child's birthday, etc.
Do you charge for your supply shopping time?
Not generally. When I am staging or restyling a home, I try to get most, if not all shopping for supplies, furnishings, etc. done prior to the actual date of the staging. That shopping time is all a part of the service I provide, and you do not pay for that. If however, there are circumstances that arise during a staging where shopping is required immediately, that may take time away from the paid staging hours.
Why did you become a stager?
My passion for staging started when I sold my own home. I had been staging my vacant rental property, but when I was selling my own home, I didn't see the need for staging a furnished home. It just didn't make sense to update a home I was selling. Thanks to a wonderful realtor, she opened my eyes to what a little staging can do in selling a home.
Do you have any current offers for even more savings?
I do not offer any current savings beyond my pricing. Since I work on the budget you set for me, the savings is built into the budget.
Do you have gift cards to purchase as gifts?
Yes. You can purchase Gift Certificates for any denomination up to $500. These Gift Certificates can be used towards any of my services. They have no expiration date. If the whole amount of the certificate is not used, another certificate will be issued for the remaining balance unless the balance is $25 or less, then there will be a cash refund. (SERIES "A" CERTIFICATES(series with # ending in "a") are not available for purchase, and have restrictions. See "*Other restrictions may apply" area for more info.)

HELPFUL HINTS
#1- Homebuyers often feel uncomfortable when viewing a home while the owner is present, and that may prevent them from spending the quality time they need to really look at your home. Have someone you know, perhaps a friend or family member, greet prospective buyers and realtors and show your home for you during your next Open House while you enjoy an afternoon out.
#2- Realtors are your friends. Even if you are selling your own home, make sure to keep all the cards you receive from realtors at showings and open houses. If you make any changes or have another open house, you can contact them and let them know. Remember, realtors have the clients who may become the buyers of your home.
OUR PERSONAL STAGING STORY
I think about all those years ago when my husband and I were selling our first house. Looking back on it now, I realize that it was only from the tireless efforts by a miracle worker of a realtor that we were able to sell it at all.
In all honesty, the house was anything but "move-in ready". It was old, dingy, none of the furniture or flooring matched, the closets were non-existent and it sat just a few feet off the railroad tracks. It had a detached one car garage, and a front room that was all 1970's era cheap "wood" paneling. Oh, it had its good points, too. It had a nice fireplace, a separate dining room with a tray ceiling, a pantry area in the kitchen, a well-maintained yard, and a great cedar-lined storage area in the basement. But I must say, the bad outweighed the good.
Back then, it was a seller's market. Homes were selling immediately after being put on the market, and the sellers were getting the price they asked for and then some. It took us months to sell our home, and we had to lower our price at least twice. Personally, I can admit that it was our own fault. If I knew then what I know now we would have made more changes. Our wonderful realtor told us the many steps we could take to really make our home sellable. We listened to some of her advice, but declined other advice from her. At the time we felt we couldn't afford it, and it didn't make much sense to us why would we fix it up just to sell it to someone else.
Staging our rental property always made sense to me, but when I was selling my own home, I didn't see the need for staging. I mean, our rental was vacant and staging helped define areas. Our home was furnished. What more did it need? I now know that $2,000 worth of new matching carpeting, and some stain on the wood floors would've been paid back tenfold when we tried to sell it.
That realtor really inspired me with her dedication to us and her willingness to share her ideas. Once we started using her suggestions to make our home look a bit nicer, the house began to show more often, and we finally got an offer.
